Located in a peaceful setting on a large mixed arable farm, on the outskirts of the picturesque town of Cupar. Within walking distance of the family attraction Cairnie Fruit Farm & Mega Maze where there is a farm shop, tearoom and family activities. Within easy reach of the historic seaside town of St Andrews (home of golf) and its legendary Old Course. Walkers and cyclists are also well catered for with numerous country trails, nature reserves and the renowned Fife coastal path with its splendid sandy beaches to explore. Visit the Scottish Deer Centre, Falkland Palace and enjoy boat trips to the Isle May. The cities of Edinburgh, Dundee and Perth are within easy reach, making this a fantastic base to explore the Kingdom of Fife and central Scotland. Step inside this wonderful country house with its array of beautiful period features, entering into the vestibule leading through to the spacious hallway. The light and bright lounge with TV is the perfect place to relax after a day out exploring the local area and to enjoy a great movie together. Adjacent is the fantastic spacious dining room, the perfect space to enjoy family gatherings. The well equipped kitchen with large central dining area invites you to cook up a storm, with electric range oven and hob, two fridges, freezer, microwave and dishwasher. Next is the stylish shower room with shower and WC, then the lovely snug with TV and wood burner ideal for cosy nights in. Located directly off the snug is the bunk bedroom comprising two single beds, access by a steep staircase, not suitable for small children. Also on the ground floor is the pretty single bedroom with beautiful, exposed stone wall and finally the utility with washing machine and tumble dryer. Heading up the stairs you will find five beautifully decorated bedrooms. A spacious super king size (that can be made up as a twin on request) with additional bunk beds comprising two single beds with an en suite shower room with shower WC. A lovely king size bedroom followed by another three super king size bedrooms (that can be made up as twins on request) one with an en suite shower room with shower and WC. Finally, completing the accommodation is the bathroom with bath, separate shower cubical and WC. Venturing outside to the large mature gardens there is a seating area and gas BBQ for al fresco dining, or lazy evening star gazing, perhaps with a wee dram, good local beer or nice glass of wine. There is ample off road private parking available in front of the house.

Hot tub hire and Mixology classes available pre booking directly with the owner is essential. For larger celebrations and weddings an onsite converted barn is available with bespoke packages which can be arranged directly with the owner (additional charges apply) . Ample off road private parking. 2 highchairs and 2 travel cots available. Large mature gardens with seating area and gas BBQ available. Tea room and farm shop within walking distance. Shop, pubs and restaurant s 1.5 miles and beach 8 miles.. Dogs are charged at 20 each per full or part week. EPC Rating Band D.
