Located on the private Elmer Sands Estate, situated to the far east of Bognor Regis, you will find this stylish and spacious family home, perfect for families or couples seeking a traditional seaside holiday or weekend getaway. Ideally located in a quiet residential road, and only 0.2 miles to the private beach, which is dog friendly all year, it has a flat expanse of sand at low tide with interesting rock pools, making it a popular choice for children to search for shells and crabs. Take a stroll along the beach to Climping and enjoy an ice cream (1.3 miles). There are a lot of interesting villages and beaches along the South Coast including Arundle Castle (9 miles) and the South Downs National Park (14 miles). The Park has been granted International Dark Sky status, making is a great destination for walking, exploring nature and for star gazing. The house is beautifully presented throughout with a large hallway with hanging space. The open plan living area has bi folding doors which open into the garden with full height windows making this room light and airy. There are porcelain floor tiles with underfloor heating and a large L shaped comfy sofa, with foot stool arranged around the Smart TV. There is a dining area with table and chairs and the kitchen is modern and well equipped for preparing family meals. The kitchen has a breakfast bar with high stools, which makes a great central area for catching up over a coffee. There is a snug with another Smart TV and sound bar and a DVD player for watching your favourite movies. The sofa in here curves around the wall making it perfect for viewing. Also on the ground floor there is a study with a desk and chair and a utility room with a washing machine. There is also a separate ground floor cloakroom. On the first floor you will find the bedrooms which are all nicely styled and carpeted. The master bedroom has a king size bed and TV and there is also an en suite shower room with WC. The other three bedrooms all have double beds, and all bedrooms have wardrobes and a chest of drawers. The family bathroom is modern and tiled with a shower over the bath with a large rainfall head and a hand held attachment and WC. Open the bi folding doors to the garden which is part lawn with two terraced areas. There is comfortable rattan furniture, a table with chairs, a sun shade and a BBQ, making this a great summer outside extension to the house.
