Unique historic house located in the picture postcard market town of Kelso, by the banks of the fabulous and scenic River Tweed, world renowned for its excellent salmon and trout fishing. This historic town is filled with architecture, from the cobbled square with its French inspired town hall to the beautiful abbey ruins and the magnificent Floors Castle. Kelso offers a broad array of eateries, traditional friendly pubs, art galleries, boutique shops and farmers markets. Perfectly positioned for excellent outdoor pursuits from fishing, dog walking, hiking and biking through to horse racing (the Kelso Races) with an array of agriculture events culminating in the Borders Union Show held every year in July. Golfers can enjoy two local courses the Kelso Golf Club and the fantastic championship course at the Schloss Roxburghe. Stepping inside this quirky, luxurious, historic home, which dates to 1678, you ll find an array of period character features including a stone spiral staircase giving access to the sitting room and bedrooms, with exposed stone walls and an inglenook fireplace. The inner hall is a perfect space for your outdoor clothing, it leads through to the wonderful and cosy cinema room with a feature inglenook stone fireplace. Sit back and relax on the comfortable sofas and enjoy a great movie on the 84 inch Smart TV with cinema surround, Bluetooth speakers, DVD player and a broad selection of DVDs to enjoy. The well equipped dine in kitchen is the perfect space to cook up a storm with an electric range oven with gas hob, fridge/freezer with water and ice dispenser. Once you have finished the preparation of your food in the adjoining kitchen, which has the preparation area, microwave, dishwasher and washing machine. Shut the door to eat in the comfortable dining area with a feature fireplace where you can enjoy family gatherings or romantic meals. There is direct access out to the sun terrace through the second kitchen. Completing the ground floor is the stunningly decorated shower room with shower cubical and WC. Heading up the stone spiral staircase to the first floor, you are met with the sumptuous spacious sitting room, the perfect space to relax perhaps with a terrific book chosen from the Edinburgh Press library and on those cooler evenings switch on the lovely wood burner effect gas fire. There is also direct access from the sitting room down a flight of stone steps to the enclosed sun terrace. This has lovely planting including a selection of herbs. Next is the light and bright double bedroom with working period window shutters and an en suite shower room with WC. Heading up the stone spiral staircase to the second floor you will find the wonderful king size bedroom with a feature fireplace and seating area. A lovely twin bedroom also with a feature fireplace. Finally completing this fabulous quirky historic house is the bathroom with bath, separate shower cubical and WC. Venturing outside with direct access from the sitting room and kitchen to the enclosed and sheltered sun terrace with a water feature and table and chairs.
